Using a multistage sampling design based on Taro Yamane’s formula, 399 respondents were randomly selected from low, medium, and high-density neighborhoods. Data were analyzed using descriptive statistics and multiple linear regression. Findings reveal a pronounced disparity in housing quality, with 54.3 percent of houses classified as very good concentrated in low-density areas, whereas 78.4 percent of houses classified as poor are located in high-density neighborhoods. Regression analysis confirms that housing quality significantly influences neighborhood sustainability (R² = 0.622), demonstrating that substandard housing directly impedes sustainable development. The study concludes that housing quality is a critical determinant of urban sustainability and recommends rigorous construction inspections and continuous monitoring of physical developments to prevent the proliferation of substandard housing.
